Frequently Asked Questions
Do you inspect before quoting work?
We are especially well suited to larger, higher-value property improvement projects that require planning, preparation, and a reliable finish. This includes full interior and exterior repainting, commercial repainting, full roof restorations, roof painting, roof pressure cleaning, epoxy flooring, commercial pressure washing, and ongoing maintenance arrangements where the scope is suitable.
What property types do you service?
We work on a broad range of properties, including houses, units, apartments, rental properties, strata properties, shops, cafes, offices, schools, hotels, warehouses, factories, garages, car parks, and some industrial buildings. We tailor our recommendations to the property type, surface condition, project goals, and level of access required.
Do you work on commercial sites?
Yes. We assist commercial property owners, builders, real estate agencies, schools, hotels, warehouses, factories, and other suitable sites with services such as commercial repainting, floor coatings, pressure washing, maintenance support, and refreshing faded existing line markings. We assess each commercial project carefully so the scope, timing, access, and finish expectations are clear from the start.
How do you prepare each project?
We place strong emphasis on preparation because it directly affects the quality and durability of the finished work. Depending on the project, preparation may involve surface cleaning, pressure washing, sanding, minor repairs, crack treatment, patching, sealing, masking, coating system assessment, or other suitable groundwork before the main work begins. We aim to complete each stage properly rather than covering over problems that may affect the result later.
Do you inspect before providing quotes?
Yes. We prefer to inspect most medium and larger projects in person so we can assess access, measurements, surface condition, repairs needed, preparation requirements, and the overall project scope. This helps us provide a more accurate and transparent quote. For smaller or simpler jobs, photos and basic information may sometimes be enough to give initial guidance or prepare a quote where suitable.
Can you quote from project photos?
Sometimes. Photos can be helpful for smaller projects or early-stage enquiries, especially when they show the full work area, close-up surface condition, access points, and any visible damage. However, some jobs still require an on-site inspection before we can confirm the scope properly, particularly larger painting works, roof projects, epoxy flooring, or jobs where preparation needs are not clear from images alone.
Do you help with colour choices?
Yes. We can provide general colour advice, product guidance, and finish recommendations based on the property style, durability needs, project goals, and the type of surface being treated. This may apply to paint colours, roof coating systems, epoxy flooring finishes, timber stains, cabinet finishes, and similar choices. We are not a dedicated colour consulting service, so the final colour decision remains with the client.
What should you send for an accurate quote?
We recommend sending the service you need, the property address or suburb, clear photos of the work area, an approximate size if known, details about the surface condition, access information, preferred timing, whether the property is occupied, and any colours or finishes already being considered. The more useful information we receive early, the easier it is for us to understand the project and advise on the next step.
What happens after you send your enquiry?
We review your request and then arrange a site inspection or assess the photos and information supplied where appropriate. We discuss your goals, surface condition, project requirements, and possible products or finishes before preparing a detailed quote. Once approved, we complete the necessary preparation, carry out the work professionally, clean the site thoroughly, and finish with a final walkthrough where suitable.
Can you coordinate multiple property upgrades together?
Yes. One of our strengths is helping clients manage several property improvement needs through one team. For example, a project may involve repainting, roof restoration, exterior pressure washing, epoxy flooring, minor surface repairs, or maintenance-related work that supports a complete property freshen-up. We help bring the work together in a more coordinated and practical way.
Can you handle complete painting projects?
Yes. We complete full interior repaints, full exterior repaints, residential painting, commercial repainting, wall and ceiling painting, weatherboard painting, fence painting, and painting work for properties being prepared for sale or lease. We focus on careful preparation, clean workmanship, suitable materials, and a finish that supports the appearance and long-term presentation of the property.
Can you improve a property before sale?
Yes. We regularly help homeowners, landlords, real estate agencies, and property managers improve presentation before a sale or listing. Depending on the property, this may include interior painting, exterior painting, roof cleaning or restoration, pressure washing, gutter-related freshen-up work, fascia and eaves painting, minor repairs, wallpaper removal, and other improvements that help the property appear cleaner, better maintained, and more appealing to buyers.
Do you complete commercial repainting professionally?
Yes. We undertake commercial repainting for suitable shops, offices, hospitality venues, schools, warehouses, factories, and other commercial buildings. We consider the property type, existing surface condition, access needs, project scope, finish expectations, and how the work may affect occupants or operations. Our goal is to deliver a professional, well-prepared repaint that improves presentation and supports the property’s ongoing upkeep.
Can you restore and repaint weathered roofs?
Yes. We provide roof restoration, roof painting, roof cleaning, roof pressure washing, sealing, repainting, roof repointing, roof rebedding, and minor repair work where suitable. We work on tile roofs, metal roofs, Colorbond roofs, older residential roofs, commercial roofs, and weathered roofs that may benefit from cleaning, repairs, preparation, and a renewed coating system.
Does your roof need repairs before painting?
It may. Before roof painting or a full roof restoration, we inspect the visible condition of the roof and identify whether suitable repair work is needed first. Minor issues such as cracked tiles, rusted screws, ridge capping mortar deterioration, small gaps, or minor leak points may need attention so the roof coating process has a better foundation and the finished result is more reliable.
What minor roof repairs can you handle?
We can assist with a confirmed range of minor roof repair and roof maintenance tasks where suitable. This may include replacing rusted roof screws, replacing cracked roof tiles, repointing ridge capping mortar, sealing minor gaps or leak points, treating certain rust issues, and replacing small damaged roof components when the job is within our scope. We assess the roof before confirming what can be completed.
When should roof damage involve another trade?
We may recommend specialist trade involvement when a roof has major structural damage, severe flashing problems, significant storm damage, major plumbing-related issues, or other concerns beyond minor roof repair and surface restoration work. We aim to be honest about project suitability and avoid overpromising where another professional should assess or complete the required work first.
Can you pressure wash roofs before painting?
Yes. Roof pressure cleaning is often an important part of roof restoration, roof painting, and roof appearance improvement. It can help remove built-up dirt, moss, lichen, and surface contamination before further preparation or coating work begins. We assess the roof condition first so the cleaning approach suits the surface and supports the broader restoration plan.
What exterior cleaning work do you offer?
We provide pressure washing and exterior surface cleaning for driveways, pathways, house exteriors, pre-paint surface preparation, commercial properties, and general property freshen-up work. These services can help improve appearance, remove built-up grime, and prepare surfaces for repainting or further restoration where needed. We also assist with roof pressure washing as part of roof-focused projects.
Do you clean gutters and solar panels?
Yes. Solar panel cleaning is part of our exterior cleaning offering. We also provide gutter cleaning, which is most commonly completed alongside roof work, exterior washing, or property freshen-up projects. Standalone gutter cleaning may also be available depending on the job, access, site requirements, and overall suitability.
Can you install epoxy floors in garages?
Yes. We provide epoxy flooring and concrete floor coating solutions for garages, patios, storage areas, workshops, commercial spaces, showrooms, warehouses, factories, and other suitable surfaces. The right system depends on the floor condition, intended use, desired appearance, and durability goals. We assess the surface carefully before recommending a coating option.
Do you coat warehouse and workshop floors?
Yes. We complete commercial floor coatings and protective coating systems for suitable warehouses, workshops, factories, showrooms, storage spaces, and similar environments. Depending on the project, options may include epoxy coatings, flake systems, solid colour finishes, non-slip coatings, polyurethane coatings, or polyaspartic coatings. We recommend finishes based on the condition of the concrete and the way the space will be used.
What can affect epoxy flooring suitability?
Epoxy flooring depends on proper surface preparation and a concrete slab that is suitable for coating. Moisture problems, active leaks, oil contamination, unstable or moving cracks, weak surfaces, heavily damaged concrete, and major uneven areas may require further assessment or repair before coating work can proceed. We inspect the condition carefully so the recommendation is practical and responsible.
How long before you can use epoxy floors?
We explain expected curing and return-to-use guidance for the specific coating system selected for your project. Timing can vary depending on the products used, floor condition, site temperature, ventilation, preparation needs, and the level of use expected after installation. Rather than giving a one-size-fits-all answer, we provide guidance based on the actual system and project conditions.
Can you explain floor coating finish options?
Yes. We can guide you through suitable decorative and functional coating options, including flake flooring systems, solid colour epoxy finishes, non-slip floor coatings, polyurethane coatings, and polyaspartic coatings. We consider the space, surface condition, desired appearance, cleaning needs, durability expectations, and practical use of the floor before recommending a finish direction.
Can you repaint kitchen cabinets instead of replacing them?
Yes. Kitchen cabinet painting can be a practical way to refresh the appearance of suitable cabinetry without replacing everything. We work with timber cabinets, laminate cabinets where suitable, and previously painted cabinets in appropriate condition. We can assist with cabinet repainting, colour changes, spray finish cabinet painting, and related smaller surface updates such as tile painting, benchtop painting, splashback painting, or splashback refinishing where relevant.
When may cabinet painting need further assessment?
Cabinet painting may not be suitable without closer review if the cabinetry has severe water damage, swollen boards, peeling laminate, major structural damage, or surfaces that are unlikely to accept a lasting finish properly. We inspect the condition and explain whether repainting is a sensible option or whether replacement or repair should be considered first.
Can you rejuvenate a bathroom without full renovation?
Yes. We provide bathroom rejuvenation and resurfacing without the cost of a full renovation. This service is focused on surface renewal, appearance improvement, and targeted upgrades rather than full bathroom rebuilding. Depending on the bathroom, we may assist with tile painting, bathtub resurfacing, shower resurfacing, vanity painting, splashback refinishing, silicone replacement, waterproof coating options, mould and moisture restoration work, basin resurfacing, and other suitable improvements.
Do you restore decks and exterior timber?
Yes. We provide deck staining, deck painting, timber staining, clear coating, timber oiling, timber sealing, protective coatings, and outdoor timber restoration. We also work on timber fences, stairs, handrails, pergolas, screening, balustrades, outdoor cladding, and other weathered exterior timber surfaces. Our recommendations depend on the timber condition, previous coatings, desired appearance, and the level of sun, moisture, and weather exposure.
Can you sand and polish timber floors?
Yes. We provide floor sanding, floor polishing, timber floor restoration, floor resealing, timber staining, polyurethane floor finishes, matte finishes, gloss finishes, and coating refreshes. We can also assist with minor floor repairs where suitable, such as nail hole repairs, small gap repairs, and minor surface imperfections. We inspect the floor first to determine what level of restoration is practical.
When might timber floors need specialist assessment?
Timber floors may need further assessment before sanding or polishing if there is heavy damage, structural movement, severe water damage, termite damage, or a need for major timber replacement. We aim to identify these issues early so the right work is completed in the right order rather than applying a cosmetic finish over a deeper problem.
Do you remove and install wallpaper?
Yes. Wallpaper removal is a common part of our wall preparation and property freshen-up work. We can also provide wallpaper installation where suitable, depending on the wallpaper type, wall condition, project size, and the preparation required. We may also prepare walls for repainting after wallpaper removal so the final surface is cleaner and more suitable for the next finish.
Can you refresh faded car park markings?
Yes. Our current line marking work focuses mainly on re-marking faded existing lines and refreshing previously marked layouts. This may include car park bays, directional arrows, symbols, loading zones, no parking zones, disabled bays, warehouse safety lines, factory markings, and other established markings where the layout is already in place. We assess surface condition, preparation needs, and the visibility of the old lines before recommending the work.
Do you complete repairs before repainting?
Yes. We provide general repairs and surface preparation work that supports painting, refinishing, and property presentation. This may include plaster repairs, wall patching, gyprock repairs, ceiling repairs, crack repairs, minor surface repairs, water damage surface repairs, caulking and sealing maintenance, silicone replacement, minor carpentry, and surface preparation after repair work is completed.
Can you support ongoing rental property maintenance?
Yes. We provide tailored maintenance support for residential properties, rental properties, and rental portfolios. This may include one-off works, recurring maintenance visits, custom long-term maintenance programs, scheduled maintenance inspections, painting touch-ups, minor repairs, pressure washing, timber maintenance, roof appearance restoration, between-tenant works, end-of-lease touch-ups, and pre-sale or pre-lease presentation improvements where suitable.
Do you assist strata and selected commercial maintenance?
Yes. We can assist with strata common area maintenance support and selected commercial property maintenance where the scope, site needs, access, and ongoing requirements are suitable. These arrangements are usually tailored rather than one-size-fits-all. We discuss the property’s needs and help determine whether a recurring or project-based maintenance approach is the best fit.
How do you manage quality and safe work?
We work with a strong focus on proper preparation, professional application methods, safe work practices, suitable access equipment, quality materials, and clean workmanship. We believe a lasting result starts with doing the groundwork correctly and communicating clearly throughout the job. Our approach is to avoid rushed shortcuts and complete work in a way that supports a professional finish.
Do you follow professional preparation standards?
Yes. Our painting and coating approach is guided by the principles of AS/NZS 2311 where applicable, particularly in relation to correct surface preparation, appropriate product application methods, and following manufacturer recommendations for painting and coating systems. We use this practical standard of care to support more reliable finishes and better long-term project outcomes.
Are you qualified and properly insured?
Yes. Our director holds a Certificate III in Painting and Decorating and a Diploma of Building and Construction. The director has more than 10 years of experience, one team member also has 10 years of experience, and other team members bring more than 5 years of practical industry experience. Some team members hold qualifications, while others are completing them. We also carry public liability insurance up to $10 million.
What products and coating systems do you use?
We select products according to the surface, project type, and performance needs. Commonly used or recommended options may include Dulux Weathershield, Dulux Acratex roof membrane systems, Dulux Aquanamel, Cabot’s timber coatings, professional epoxy coating systems, and premium preparation products chosen for the specific job. We recommend systems based on suitability rather than taking a one-product-fits-all approach.
How do project timeframes usually work?
Project timing depends on the scope of work, preparation needs, access, property condition, weather exposure, required repairs, coating systems, and the type of property involved. We discuss timing expectations during the quoting process and provide a clearer idea once we understand the job properly. Our priority is to complete the work carefully and communicate clearly if project conditions affect the schedule.
How much disruption should you expect?
We aim to keep disruption practical and well managed, whether we are working at an occupied home, rental property, commercial site, or shared property area. The level of disruption depends on the scope of the work, site access, preparation needs, drying or curing requirements, and whether certain spaces need to be temporarily unavailable. We discuss these details before the project begins so expectations are clear.
Do you provide warranties and aftercare support?
We stand behind the quality of our workmanship and provide aftercare advice where relevant. Warranty or guarantee coverage can vary depending on the service type, surface condition, products used, and any applicable manufacturer warranties, so we do not apply one fixed universal warranty statement to every job. We explain relevant expectations for the individual project and provide reasonable follow-up support if required.
What happens at the final walkthrough?
At the end of suitable projects, we review the completed work, check the overall presentation, discuss any final points, and make sure the site has been cleaned properly. The walkthrough is part of our effort to maintain clear communication and confirm that the work has been completed in line with the agreed scope.
Are there jobs you may decline or refer out?
Yes. We may decline work or recommend further specialist involvement where there are unsafe site conditions, major structural problems, asbestos risks, excessive lead paint concerns, extreme access issues, or damage that should be handled by another trade before painting, restoration, or coating work begins. We prefer to give honest guidance rather than accept work that is not suitable for our scope.
How do you get started today?
You can contact us by phone, message, or online enquiry with a summary of the work you need. We will review the details, ask for any helpful information or photos where relevant, and arrange a site inspection when needed. From there, we discuss your project goals, prepare a detailed quote, and guide you toward the most suitable next step.
